What you pay, and when

Based on common practice; the LOI and tenancy agreement set the final terms.

Good-faith deposit

Paid with the letter of intent (LOI), usually one month's rent. Once the owner accepts, it becomes part of the security deposit.

Security deposit

Usually one month's rent per year of lease: one month for one year, two months for two years. Returned at the end, less any repair costs.

First month's rent

Paid when you sign the tenancy agreement, then monthly on the date set in the lease.

Utilities and internet

Usually opened in the tenant's name and paid by usage; a deposit may be needed when you open the account. We will walk you through it before you move in.
